Required Documents for Loan Application

Documents We Provide/Send to You:

• Application for Loan
• Broker Fee Agreement
• Sold/Owned Excel Spreadsheet
• ACH Form
• Voided Check

Entity & Business Documents (Required for Business/LLC/ Corporation Loans):

• Secretary of State (SOS) Printout (current / good standing)
• Articles of Organization or Articles of Incorporation (must be the filed/stamped version from SOS)
• IRS EIN Confirmation Letter (page from IRS showing EIN assignment)
• Operating Agreement or Bylaws (full document)
  
  • All pages must be included
  • Signed by all members
  • Showing percentage ownership for each member
  • Any member with 30% or more ownership must also sign the loan documents

Personal / Individual Documents:

• Government-issued Photo ID (for all borrowers/guarantors)
• Most recent 2 months of bank statements (all pages)
• Credit Report & Background Check
  
  • We will perform both hard and soft pulls
  • If any of the following appear, a Letter of Explanation (LOE) will be required:
    
    • Bankruptcies
    • Foreclosures
    • Fraud alerts
    • Recent late payments
    • Collections / charge-offs

Property & Transaction Documents (if applicable):

• Purchase and Sales Agreement (for purchase transactions)
• Hazard Insurance Information:

• Property Verification (for refinances):
  
  • HUD-1 / Closing Disclosure / Buyer’s Settlement Statement (required if the home was purchased within the last 2 years)
• Lease Agreement (if the property is tenant-occupied)

Rehabilitation / Construction Documents (if rehab/renovation loan):

• Rehab Information / Scope of Work
• Contractor’s License (copy – must be current and active)
• Contractor’s General Liability Insurance (certificate – must be current)

Appraisal

• Required for all transactions
• We will order once the above items are received and reviewed
